Roof Leaks Explained: Why Water Travels

One of the most common misconceptions about roof leaks is that the water drips into your ceiling directly below where it penetrates the exterior. In reality, on sloped shingle roofs and flat membrane systems alike, water frequently enters through a tiny nail hole, rusted staple, or cracked flashing and travels along rafters or OSB sheeting 10 to 20 feet before revealing itself indoors.

On Vancouver Island, leaks often appear later in the rainy season (November through February) because it takes sustained rainfall for moisture to saturate the underlayment and soak through the deck.

Important Note on Emergency Tarps & Temporary Fixes:

While tarps can help on steep sloped roofs during a sudden gale, on low-slope or flat roofs, ponding water will quickly penetrate through the weave. Never attempt to seal a tar & gravel roof with torch-on rubber, as torch-on is chemically incompatible with coal tar and will detach within a single season.
